Commercial Construction Project Delivery Manager

Talent Retriever
Leominster, MA

About the Role

Picture your day: you kick off with a quick huddle in the field or over Teams, making sure the written work scope for the shift is unmistakably clear. You open Procore to publish the latest project schedule, review the weekly budget forecast and any change events, then connect with purchasing and the warehouse to ensure materials and equipment are on track. Later, you collaborate with Estimating and the COM on subcontractor coverage for bids, prepare RFPs, and, when the time comes, buy out the right subs. Throughout, you’re the one who knows the project better than the client’s representative—keeping the client informed and educating the team so the work runs smoothly and finishes complete, on time, and under budget. If an unforeseen issue pops up overnight, you’re available by phone to help the night supervisor navigate it.

Who We Are

We’re not your typical construction company. We thrive in a team-first environment and hire people who align with our core values.

Our Core Values

  • (OCD To Thrive) Organization in the field or the office lays the groundwork for all other core values.
  • (Einstein Gene) Knowledge about your field is a key to your success……which is the Capex team success!
  • (Motivated Minds) Be willing to learn and be open minded to change. At the CapEx CLASSROOM, we brush up on basic skills and teach the CapEx standard to getting things done.
  • (Clear & Concise) Communicate well so that you pass information along accurately and in a timely manner.
  • (Don’t Point Fingers) Team members work together to reach a common goal. Show respect for the work and opinion of other people. Be empathetic.

What You’ll Own

  • Know the project better than the client’s representative; keep the client informed and educate the team to drive a well-run, complete project.
  • Execute projects on schedule and under budget under the supervision of a Construction Operations Manager (COM).
  • Develop the construction schedule and labor plan aligned with the client’s timeframe and approved by the COM.
  • Maintain both short- and long-range vision and plan work accordingly.
  • Update and publish the schedule at appropriate intervals in Procore.
  • Monitor the budget weekly; address forecasting and change orders promptly.
  • Review job cost reports to identify concerns and present issues for management review.
  • Update budgets, including forecast-to-complete, within Procore.
  • Use Procore to track all change events and change orders.
  • Coordinate and procure all materials necessary to execute the project.
  • Work with warehouse staff to track delivery of materials and equipment.
  • Coordinate with purchasing to place material orders.
  • Collaborate on and develop estimates for projects going out to bid.
  • Partner with Estimating and the COM to ensure adequate subcontractor bidding.
  • Assist in preparing RFP/bid packages and track the bid process.
  • Select and buy out subcontractors to complete the work.
  • Arrive prepared for weekly meetings with current schedule, financial data, and issues affecting job progress.
  • Address in-house labor issues with the COM and General Superintendent.
  • Lead by example to build a productive, inclusive team—win as a team.
  • Conduct daily field huddles via Teams or in person to ensure the written scope for the shift is clear and understood.
  • Assign work appropriately to individuals.
  • Be available by phone during night shifts to assist with unforeseen issues when the supervisor calls.

Skills That Set You Up for Success

  • Comprehensive knowledge of Procore Construction Software.
  • Proficiency reading and interpreting architectural and engineering plans, and clearly communicating expectations for installed work.
  • Understanding of basic accounting practices, including financial projections.
  • Ability to perform under pressure.
  • Skill managing multiple projects and multitasking to resolve urgent issues quickly.
  • Effective delegation with consistent follow-up for compliance.

Professional Development & Knowledge Base

  • Proficiency with MS Office (Excel, Word, PowerPoint).
  • Experience with project management software – PROCORE.
  • Experience with project scheduling (e.g., MS Project).
  • Construction management: 5 years.
