Maintenance Technician (Luxury Apartment)

The Role
The Service Technician supports the Service Supervisor and Community Manager by performing a variety of maintenance tasks that ensure residents enjoy a safe, clean, and well-maintained community. This role responds promptly to service requests, completes repairs, and prepares vacant apartment homes to market-ready condition. The Service Technician helps maintain high-quality living standards that enhance the resident experience and uphold the Company’s quality expectations.
Responsibilities
Maintenance & Repairs
- Complete assigned work orders generated from resident service requests promptly and efficiently.
- Maintain the community by diagnosing issues and performing repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Prepare vacant apartment homes for leasing and move-ins through the make-ready process, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting final work.
- Maintain grounds, common areas, and amenities, including trash removal, pressure-washing breezeways and pool areas, general cleaning, and painting curbs and signage.
- Demonstrate professional customer service skills by treating residents and others with respect, addressing resident questions, responding sensitively to complaints, and completing work orders efficiently.
Inventory & Documentation
- Follow procedures for accessing and obtaining materials, supplies, tools, and equipment from the maintenance shop.
- Track inventory usage, return unused items, and notify the maintenance supervisor of re-ordering needs.
- Complete all required documentation accurately and promptly to ensure proper tracking of service requests and maintenance activities.
Quality & Compliance
- Periodically inspect work performed by contractors, vendors, and other service providers to ensure quality standards, scope, and specifications are met.
- Assist in conducting routine and periodic community inspections to identify safety or maintenance concerns, keep the community in good repair, and communicate issues to management.
- Follow established policies and procedures to ensure compliance with regulatory requirements, company standards, and operational processes, reporting violations appropriately.
General Overview of Compensation and Benefits
- We reasonably expect the base compensation offered for this position to range from $26.00 - $28.00 subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g. cost of labor/living, etc.) and operational considerations.

Qualifications
- Minimum 2 years of experience in property management maintenance, including apartments, townhomes, or condominiums.
- EPA Type I and II or Universal Certification for refrigerant recycling (required for Certified Service Technicians).
- Skilled in the safe use, care, and maintenance of hand tools, power tools, equipment, and measuring devices.
- Strong customer service and interpersonal communication skills to interact effectively with residents, clients, team members, and business partners.
- Ability to remain professional and solution-oriented when addressing concerns.
- Basic computer proficiency, including word processing, spreadsheet, and experience with property management systems preferred.
Additional Requirements
- Stay current with industry technology, processes, and standards through internal and external training.
- Comply with company safety and risk-management policies by attending routine safety meetings and completing required OSHA and other safety-related training.
- Provide and maintain personal hand tools, unless prohibited by applicable state laws.
- Valid driver's license with a clean driving record may be required based on the community you are applying for employment. This will be required for the use of company-owned vehicles i.e. utility and golf carts.
