Maintenance Custodian

Within the year will open Opus Newton—a groundbreaking model of community for older adults who fall in between qualifying for subsidized housing and being able to afford the very high-end market offerings. Set on the JCC Campus in Newton and physically connected to 2Life Community’s Coleman House, Opus Newton will be an inclusive, welcoming community. A defining, unique element is the focus on volunteering as a community-building tool. All Opus residents agree to volunteer at least 10 hours/month. In addition, there are beautifully-landscaped terraces with a cafe, cultural arts and learning spaces, fitness areas, patios, and gardens. Walking trails will link our campus to the JCC, Newton Community Farm, and Nahanton Park.

GENERAL SUMMARY:
The Maintenance Custodian position has primary responsibility for maintaining the order, cleanliness, and upkeep of the buildings and grounds. This includes all floor care, rubbish disposal & removal, snow removal, and other cleaning duties. In addition, this position performs basic maintenance functions under the guidance of a supervisor. This may include replacing light bulbs, air filters, and smoke detector batteries, changing HVAC filters, caulking, painting, and other duties.
ESSENTIAL JOB FUNCTIONS:
- Responsible for the general upkeep and cleanliness of the buildings. This includes but is not limited to mopping, vacuuming, shampooing, waxing, and buffing floors and other surfaces as needed in all common areas, and other cleaning duties as assigned.
- Monitors & maintains cleanliness of building exterior and grounds. Removes any rubbish promptly and notifies management of any maintenance issues requiring attention. Performs snow removal from walkways, steps, and parking lots as directed, salt and sand areas as instructed.
- Responsible for performing all program and special function room set-ups as scheduled, which may include set-up as the program requires.
- Responsible for maintenance and security of all 2Life custodial equipment as well as for the security, maintenance and placement of all stereo, audio, and projection equipment for use in 2Life functions as assigned.
- Performs basic maintenance functions under the guidance of the maintenance supervisor such as: patching and painting walls, repair of maintenance equipment, monitoring and replacing light bulbs, air filters, smoke detector batteries, and other maintenance duties as assigned.
- Monitors and handles all building compacting machines and containers as needed.
- Monitors custodial supplies and fills out requisitions for replacements as needed. Maintains custodial inventory room in neat and orderly manner and ensures it is secure at all times.
- Responds to fire and medical emergencies as needed .
- Responds to work orders and radio calls as assigned or dispatched.
- Assists and performs, as assigned, routine annual apartment inspections (HUD/MHFA) as scheduled, with supervisor.
- Assists with turnovers in the removal of all furniture and debris, in accordance with all 2Life policies and regulations, from all vacant apartments as needed, in preparation for further apartment turnover procedures.
- Reports all unsafe practices observed to management to help ensure 2Life work practices are safe and in compliance with company standards.
- Adheres to all OSHA safety regulations and 2Life Communities safety procedures, including the correct use of personal protective equipment (PPE) and safe handling of cleaning chemicals in compliance with Safety Data Sheet (SDS) guidelines.
- Distributes flyers and notices to tenants.
- May serve as Maintenance Monitor, accompanying external contractors to tenant’s units and observing their work there.
- Other duties as assigned.
PREPARATION, KNOWLEDGE, SKILLS & ABILITIES:
- Minimum 1-year work experience preferred in a general labor or semi-skilled position in a multi-family or commercial property and be able to follow written and oral instructions.
- Must be reliable and punctual.
- Knowledge of basic skills in carpentry, electrical, plumbing, & painting.
- Must be able to safely and frequently lift and move up to 50 pounds.
- Must have good interpersonal skills, be sensitive to and comfortable working with the elderly, and be able to communicate effectively in English, written and spoken.
- Demonstrated ability to work effectively with individuals from diverse cultural backgrounds.
- Must be able to take direction and then perform work accurately and independently, with high attention to detail.
- Must take the initiative to complete work thoroughly, in a timely manner and ask questions for clarification when needed.
- Maintains courteous and respectful communication in all interactions with residents, staff, and visitors.
- Must have a valid Massachusetts driver’s license.
- Basic computer skills preferred.
WORKING CONDITIONS/PHYSICAL DEMANDS:
- While performing the duties of this job, the employee is regularly required to stand, walk, stoop, kneel, climb, etc.
- Must be willing to work flexible hours, including evenings and weekends as scheduled.
