About the Role:

The Leasing Specialist at South Coast Landings plays a pivotal role in driving occupancy and tenant satisfaction within our real estate portfolio. This position is responsible for managing the entire leasing process, from marketing available properties to executing lease agreements and ensuring compliance with all regulatory requirements. The Leasing Specialist will serve as the primary point of contact for prospective and current tenants, providing exceptional customer service and fostering positive relationships. By effectively coordinating with property management and maintenance teams, the Leasing Specialist ensures a seamless leasing experience that supports the overall financial performance of the properties. Ultimately, this role contributes directly to the growth and reputation of South Coast Landings as a premier destination for residential and commercial tenants.

Minimum Qualifications:

  • High school diploma or equivalent; associate or bachelor’s degree in business, real estate, or related field preferred.
  • Proven experience in leasing, property management, or real estate sales, preferably within residential or commercial sectors.
  • Strong knowledge of leasing laws, fair housing regulations, and industry best practices.
  • Excellent communication and interpersonal skills to effectively interact with diverse tenant populations.
  • Proficiency with property management software and Microsoft Office suite.

Preferred Qualifications:

  • Certification as a Certified Leasing Specialist (CLS) or similar professional designation.
  • Experience working in real estate development or property management within a multi-property environment.
  • Familiarity with local real estate market dynamics specific to South Coast Landings and surrounding areas.
  • Bilingual abilities to serve a diverse tenant base.
  • Demonstrated success in meeting or exceeding leasing targets and occupancy goals.

Responsibilities:

  • Conduct property tours and present leasing options to prospective tenants, highlighting key features and benefits.
  • Manage the application and screening process, including background and credit checks, to ensure qualified tenant placement.
  • Prepare, review, and execute lease agreements in accordance with company policies and legal requirements.
  • Maintain accurate leasing records and reports, tracking occupancy rates, lease expirations, and renewals.
  • Collaborate with property management and maintenance teams to address tenant concerns and coordinate move-ins and move-outs.
  • Develop and implement marketing strategies to attract new tenants and retain existing ones.
  • Respond promptly to tenant inquiries and resolve issues to maintain high levels of tenant satisfaction.
  • Stay informed about local market trends, rental rates, and competitive properties to advise management on pricing and leasing strategies.

  • The Leasing Specialist utilizes strong communication and negotiation skills daily to engage prospective tenants and close lease agreements effectively.
  • Organizational skills are essential for managing multiple leasing files, tracking deadlines, and maintaining compliance documentation.
  • Customer service skills are applied continuously to build rapport with tenants, address concerns, and foster long-term relationships that encourage lease renewals.
  • Analytical skills help in assessing market trends and competitor offerings to recommend competitive rental rates and marketing strategies.
  • Additionally, proficiency with property management software streamlines the leasing process, enabling efficient application processing, record keeping, and reporting.
