Maintenance Laborer
The Watertown Housing Authority is seeking a full-time Maintenance Laborer to join its growing team. This is a highly skilled position whereby the individual must be a career-oriented, team player, with excellent carpentry, painting, plumbing, electrical, and other maintenance skillsets. There is a requirement to be on call after normal working hours and weekends 24/7 for periods of two weeks (rotated within the department). The position offers a full and excellent benefits package, including health, dental, pension, and other retirement options. The Authority offers tuition reimbursement, covering licensing fees and professional development within the scope of work.
Responsibilities:
- Restore vacant units
- General cleaning
- Painting
- Door/lock repair
- Carpentry and masonry work
- Flooring replacement and maintenance
- Appliance maintenance
- Trash removal
- Landscaping
- Plumbing, heating and electrical maintenance and repair that does not require a license
- Grounds keeping including lawn maintenance, including grass cutting, leaf removal and tree pruning
- Snow removal using shovels, snow blowers, and plow-equipped trucks
- Heavy lifting
- Cleaning/ janitorial work, trash removal and related work utilizing solvents
- Preparation of daily reports
- Maintain and repair motors, fans, and furnaces
- Daily reports of work orders; use of an iPad
- On-call 24/7 for periods of two weeks (rotated within the department)
- Perform other duties as assigned by the Director of Facilities or the Executive Director.
Qualifications:
- High school graduate with at least one-year of full time, or equivalent part-time experience in building custodial and grounds keeping
- Valid driver’s license, enabling holder to drive in the Commonwealth of Massachusetts
- Physical ability to lift at least seventy- five pounds
- Physical ability to climb stairs and to be on feet for long periods of time; ability to work in challenging physical environments including heat, cold, extreme weather, dust/dirt, cramped quarters and high places for extended time
- Working knowledge of and experience in painting, custodial cleaning, building systems and maintenance; including knowledge of safety hazards.
- Working knowledge and experience with hand and power tools
- Working knowledge of grounds keeping techniques including safe use of equipment and chemicals
- Ability to read, write and follow instructions; ability to navigate maintenance software, make reports, document conditions/records on inspections, work orders, preventative maintenance programs, repairs, installations, and stock utilization.
- Ability to work cooperatively with others as members of a team, maintain acceptable working relationships with coworkers, supervisors and residents within a service environment that includes public spaces, offices and occupied apartments
- Must be able to utilize and navigate maintenance software programs for daily tasks and record keeping.
Compensation: Base wage rate is determined by the current Department of Labor (DOL) wage rates in effect at the time of hire. Additional compensation is paid for on-call and after-hour service.
