Landscaping/Groundskeeper - Maintainer III, Facilities Management Grade 13, Step 7, AFSCME Unit position, 40 hours/week / Essential Personal Campus Location: Danvers. May be required to report to alternate campus depending on staffing needs Work Schedule: First Shirt, Monday - Friday; 6:30 am - 3:00 pm This posting may be used to fill future vacancies SALARY: $2,198.74 biweekly, ($57,167.24 per year) with fringe benefits. An appointment made from outside the bargaining unit (AFSCME) must start at this salary, step #7 of the range or as adjusted in accordance with the AFSCME collective bargaining agreement. Click HERE for a highlight of these benefits. GENERAL STATEMENT OF DUTIES: Act as the primary maintenance person responsible for grounds and landscaping duties. Maintenance activities include groundskeeping and landscaping tasks including but not limited to weeding, tree & bush trimming, spring and fall cleanup, planting. Operate other College vehicles such as pickup truck, van, and box truck for transporting personnel and materials. Perform routine maintenance and minor repairs on power equipment (i.e., college vehicles, backhoe, front end loader, dump truck, snow plow, sander, tractor, lawn mower, string trimmer, snow blower, leaf blower and chainsaw and other small engines,) required for the maintenance of the campus grounds and equipment. Perform other duties as assigned including but not limited to custodial (dusting, floor waxing, bathrooms, carpets etc.), skilled labor, and non-licensed trades work of equal or lesser grade. ESSENTIAL FUNCTIONS:
- Knowledge and hands-on experience / skill in the safe operation of motor vehicles and commercial grounds keeping equipment such as lawn mowers, backhoes and front-end loaders, chainsaw, trimmer, edger, box truck, etc.
- Significant experience with lawn-care/grounds maintenance operations, with the ability to plan and coordinate activities to ensure efficient operations in compliance with NSCC standards
- Organize and maintain college owned mechanical equipment. Maintain records, such as inventory records, maintenance records and records of hours worked
- Knowledge of proper Personal Protective Equipment and understanding of its required use on the job
- Snow removal experience that includes the safe operation of snow plows, sanding equipment and tractors utilizing snow blowing and sweeper attachments
- Computer aptitude including, but not limited to, the ability to use a computerized work order system, communicate via email, and maintain virtual inventory and staffing plans using Excel or similar program.
- Must have the ability to work alone at remote locations and in adverse weather and lighting conditions
- Make periodic worksite inspections as necessary to ensure efficient utilization of human resources and materials in compliance with established work standards.
- Supervisory responsibility over Facilities contracted services
- Interview applicants and perform on-the-job training to employees
- This position is designated in the role of an essential employee. In the event campuses are closed or classes are cancelled or both due to adverse weather conditions, designated essential personnel shall be required for work during the duration of the cancellation
- Performs all other lesser duties as assigned by the Director of Facilities or his/her designee
- Applicants must have at least (A) two years full-time, or equivalent part-time, experience in building custodial or institution housekeeping work; or greenkeeping, landscaping, groundskeeping, park maintenance or tree maintenance work, of which (B) at least one year must have been in a supervisory capacity, or (C) any equivalent combination of the required experience and the substitutions below:
- An Associate's or higher degree with a major in forestry or landscape architecture may be substituted for a maximum of one year of the required (A) experience
- Must possess a current and valid Massachusetts 2A/1C Hoisting License, or have the ability to obtain within the probationary period
- Possess a current and valid Massachusetts Driver's License, and have a clean driving record
- Ability to lift and carry heavy objects, and possess the necessary manual dexterity to work on ladders and at the ground level for prolonged periods of time
- Ability to supervise, including planning and assigning work according to the nature of the job to be accomplished, the capabilities of subordinates and available resources; controlling work through periodic reviews and/or evaluations; determining subordinates' training needs and providing or arranging for such training; motivating subordinates to work effectively; determining the need for disciplinary action and either recommending or initiating disciplinary action
- Knowledge of preventative maintenance procedures relative to power-operated equipment
- Knowledge of the types and uses of snow removal and ice control equipment
- Knowledge of the types and uses of hand-held power tools
- Knowledge of the principles, practices and techniques of supervision
- Knowledge of the proper care and maintenance of mechanical equipment used in groundskeeping and building maintenance
- Knowledge of the terminology and standard abbreviations used in connection with greenskeeping
- Skill in the use of small hand tools used in building maintenance, such as pliers, hammers, wrenches, using
- Skill in the use of hand-held power tools, such as drills, chain saws, and hedge trimmers
- Skill in the operation of motor vehicles and a variety of motorized equipment, such as snow blowers, lawn mowers, forklifts, dollies, rototillers, etc.
- Ability to understand and apply the laws, rules, regulations, policies, procedures, specifications, standards and guidelines governing assigned unit activities
- Ability to read and interpret documents such as plans, specifications, blueprints, drawings, schematics, job layouts, etc.
- Ability to read, write and comprehend the English language
- Ability to follow oral and written instructions
- Ability to maintain accurate records
- Ability to exercise sound judgment
- Ability to make decisions and act quickly in emergency situations
- Ability to establish and maintain harmonious working relationships with others
- Ability to deal tactfully with others
- Physical stamina and endurance

- Bilingual
- Professional landscaping experience
- Experience in landscape design
- Custodial & non-licensed trades (carpenter, painter) work experience
