Position Goal:
To provide management of all custodial, maintenance, and facility operations within annual budget appropriations to support the needs and goal of the school district.
Supervises:
Custodial staff, maintenance staff and facilities administrative assistant.
Key Responsibilities:
- Establishes and administers schedules and procedures for the custodial & maintenance care of all school buildings and facilities (including grounds) for the Medford Public Schools.
- Inspects the quality of work performed to ensure it ?meets maintenance & custodial standards.
- Oversees compliance with federal, state, and local laws, regulations, codes, and policies, including areas of construction, health, sanitation, safety, and environmental conditions.
- Maintains or directs the preparation of work schedules for each building and ensures proper supplies and equipment are available. Maintains inventory control, security, condition and status for supplies, materials, and equipment.
- Examines school buildings, plant operations, and facilities regularly for needed repairs and maintenance.
- Establishes and recommends priorities for repair projects.
- Allocates resources and staff for preventative maintenance. Collaborates with Chief Operations Officer for capital project planning, and energy/utility monitoring and conservation.
- Estimates the cost of repair projects in terms of labor, material and overhead and/or coordinates estimates with contractors.
- Seeks competitive quotations or assists in the preparation of specifications, terms and conditions for competitive bids through the City Purchasing Department. Knowledge and experience with Massachusetts procurement law preferred.
- Coordinates building construction, repairs, renovations, or demolition with applicable city departments (including Building Department, Office of Human Diversity, Fire Department, Public Works, and Electrical).
- Orders materials needed for each building/facility.
- Assigns work orders, utilizes technology systems (Automated Work Orders, DDC), and utilizes office technologies in daily activities.
- Consults with building principals regarding regular preventative maintenance and regular cleaning activities.
- Manages department personnel matters in collaboration with HR Director and Chief Operations Officer
- Coordinates emergency procedures affecting building and grounds, including adjustment of building systems appropriate to weather conditions, and ice and snow removal.
- Plans and implements in-service training programs for custodial and maintenance personnel.
- Screens, assists with recruitment, and recommends for hiring, and trains (or directs training) of all custodian and carpenter/maintenance personnel.
- Inspects the performance of trade contractors working for the Medford Public Schools or other contractors/supplies for the Facilities Department. Reports include required State DCAMM designer and contractor reviews.
- Completes reports as required by the Superintendent or Chief Operations Officer, presents reports and attends meetings as required.
- Performs such other tasks and assumes such other responsibilities as may from time to time be assigned by the Chief Operations Officer or the Superintendent of Schools.
Qualifications:
- Bachelor's degree in Facilities Management, Civil Engineering, Construction Management, or a related field required
- Five-years relevant work experience, including at least two years in a supervisory capacity.
- Knowledge of custodial, maintenance, landscaping, inventory control and safety management.
- Technical understanding of HVAC, electrical,carpentry, playground equipment and related systems.
- Working knowledge of OSHA, EPA, Massachusetts building codes and procurement laws. MCPPO preferred.
- Strong leadership, communication, and interpersonal skills to collaborate with diverse stakeholders.
- Valid driver's license and the capacity to address facilities needs promptly.
Physical Requirements:
- Ability to occasionally lift up to 50 pounds and perform physical tasks such as climbing ladders and operating equipment.
- Mobility throughout district facilities is required.
- Flexibility to work varied hours to meet district needs.
Work Year and Hours:
- Competitive salary commensurate with experience.
- Full benefits package provided per district policy.
- 260 days per year with flexible full-time hours to respond to project needs and supervise various shifts.
- FLSA Status: Exempt.
- Salary range $100,000 to $125,000.
