  • Maintain the community by diagnosing issues and performing repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Prepare vacant apartment homes for leasing and move-ins through the make-ready process, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting final work.
  • Maintain grounds, common areas, and amenities, including trash removal, pressure-washing breezeways and pool areas, general cleaning, and painting curbs and signage.
  • Demonstrate professional customer service skills by treating residents and others with respect, addressing resident questions, responding sensitively to complaints, and completing work orders efficiently.

Inventory & Documentation

  • Follow procedures for accessing and obtaining materials, supplies, tools, and equipment from the maintenance shop.
  • Track inventory usage, return unused items, and notify the maintenance supervisor of re-ordering needs.
  • Complete all required documentation accurately and promptly to ensure proper tracking of service requests and maintenance activities.

Quality & Compliance

  • Periodically inspect work performed by contractors, vendors, and other service providers to ensure quality standards, scope, and specifications are met.
  • Assist in conducting routine and periodic community inspections to identify safety or maintenance concerns, keep the community in good repair, and communicate issues to management.
  • Follow established policies and procedures to ensure compliance with regulatory requirements, company standards, and operational processes, reporting violations appropriately.
