Senior Asset Manager
:
Summary: Direct property operations, leasing, and capital deployment to drive investment strategy, value creation, and outperformance. Monitor asset performance against various benchmarks, such as client objectives, pro-forma metrics, budget, and other market benchmarks. Oversee property management, leasing, accounting, legal, appraisal, tax, research personnel, and third-party consultants to develop and implement annual business plans. Maintain effective communication with Senior Leadership regarding investment management, including physical, financial, and leasing performance. Stay informed about capital markets activity in the region and establish credibility. Conduct market visits and property inspections for assigned assets. Engage in the appraisal and internal valuation process to provide accurate and timely feedback via technologies including ARGUS, Microsoft Excel, VTS, amongst others. Assist Hobbs Brook Real Estate (HBRE) with potential new acquisitions and dispositions, working collaboratively with transactions, dispositions, engineering, and closing groups on investment execution and due diligence. Review and approve various documents related to asset operation and marketing, including management agreements, leasing agreements, and service contracts. Develop productive working relationships with property management, engineering, leasing, legal, and accounting. Schedule & Location: This is an exempt, office-based position in Waltham, MA. Travel required to other markets and owned properties as needed, locally. Occasional travel to Atlanta and Chicago as needed. - Manage HBRE tenant leasing activity with success measured by executing on leases that are financially and strategically beneficial to HBRE.
- Work with the greater real estate / business community in various locations where HBRE is invested to ensure that HBRE continues to have a positive reputation in those markets.
- Manage brokerage relationships in various markets.
- Enforce strict adherence to all HBRE approved standards, policies, and procedures.
- Help create near-term and long-term real estate strategy for HBRE through data analyses in pricing, occupancy, demand, and other internal / external drivers.
- Assist Finance and Property Management with budget preparation and review.
- Analysis of financial impact of real estate transactions and presentation of key market research on industry best practices and benchmarks.
Required Education: - Bachelors Degree
Highly Preferred Education: - MBA
Required Work Experience: - 7+ years of related work experience
Highly Preferred Work Experience: - 7-10 years of Commercial Real Estate experience
Required Skills: - Thorough knowledge of commercial leases, contracts, and legal lease terms / language.
- Ability to complete financial analysis as it pertains to real estate lease terms and investing.
- Excellent written / verbal negotiation and presentation skills.
- Strong analytical and strategic problem-solving capabilities.
- Solid business judgement.
- Ability to manage several diverse projects simultaneously.
- Strong understanding of real estate trends and specific property markets / submarkets.
- Competent in Word, Excel, Yardi, VTS, and Argus.
The hiring range for this position is $130,700 - $187,800 annually. The final salary offer will vary based on individual education, skills, and experience.
