Property Manager

ATARID Specialist Recruiters to the Property and Asset Management Industry are being retained to search for an experienced professional on behalf of our client:

Title: Property Manager - Portfolio of Residential Properties
Responsible for a portfolio of 450 residential properties, majority are market rate with some Section 8.

Responsibilities:
-Manage the operations of a portfolio of properties including compliance with company policies and relevant regulations.
-Monitor and manage property financial performance, including rent collections, delinquencies, expenditures, occupancy and maintenance.
-Assist with developing annual budgets, and drive initiatives that align with the company's vision.
-Conduct regular property inspections to ensure properties meet standards in operations and curb appeal.
-Analyze monthly performance of properties.
-Conduct monthly/quarterly meetings with landlords to discuss capital projects, budget vs actual performance, and overall property performance.
-Conduct market trends providing insights and recommendations for property positioning and marketing strategies.
-Foster a culture of teamwork, respect, and professionalism.

Qualifications

-7+ years' experience managing residential properties including multifamily, duplex and tri-plex units portfolio of 400+.
-Supervising several Assistant Managers and Administrators by coaching, mentoring and motivating.
-Expertise in third-party fee management, market-rate and Section 8 affordable housing is needed.
-Proficient in property management software (e.g., AppFolio, Yardi) and the Microsoft Office Suite.
-Strong knowledge of property maintenance, marketing strategies, and capital project management.
-Good verbal and written communication, and organizational skills.
-Valid driver's license and reliable transportation for property visits.

Location: Milton, MA

Compensation: $90,000-$100,000 plus, bonus and comprehensive benefits.
