Maloney Properties – Voted “Best Place to Work” by its employees for 11 years!
Maloney Properties is seeking a driven and strategic Director of Business Development to lead client acquisition efforts and expand their presence within the multifamily real estate industry. This role will focus on building relationships with property owners, real estate investors, and developers, with an emphasis on both market-rate and affordable housing assets.
The ideal candidate is a seasoned B2B sales professional with deep knowledge of multifamily operations and a proven ability to navigate complex sales cycles, engage senior-level decision-makers, and drive measurable growth.
Key Responsibilities
Client Acquisition & Lead Generation
- Identify and engage multifamily owners, developers, and investors.
- Build and manage a pipeline through research, outreach, referrals, and industry networking.
- Cultivate pre-development opportunities by tracking permitting, financing, and project milestones.
Sales Strategy & Execution
- Lead the end-to-end sales process, from prospecting to close.
- Deliver compelling proposals and presentations focused on asset performance, NOI, tenant retention, and compliance solutions.
- Navigate multi-stakeholder decision environments and close high-value deals
Relationship Management
- Establish and grow relationships with brokers, syndicators, developers, and institutional investors.
- Represent the company at conferences, trade shows, and networking events.
Pipeline & Performance Management
- Maintain accurate sales activity and forecasting in CRM.
- Track and report key performance metrics such as lead conversion rate, deal size, and sales velocity.
Market Insight & Intelligence
- Monitor trends in rent growth, occupancy rates, and investment demand across key submarkets.
- Provide strategic feedback to leadership and marketing teams based on client needs and industry trends.
Qualifications
- 5+ years of experience in business development, brokerage, leasing, or B2B sales—ideally within real estate, property management, or multifamily housing.
- Experience selling services to property owners, asset managers, or investors.
- Understanding of the real estate development lifecycle and property performance metrics (e.g., NOI, cap rate, occupancy).
- Familiarity with market rate and affordable housing properties.
- Proven ability to work independently and manage complex sales cycles.
- Excellent communication, presentation, and relationship-building skills.
- Proficient in CRM tools and structured pipeline management
